The Real Estate Safety Guide: Surviving in Real Estate, by James N. Roberts Jr.

About the Author

James N. Roberts Jr. is a retired police chief who currently works as a Realtor. He holds a master’s degree in criminal justice administration and attended the fiftieth session of the FBI National Executive Institute in Washington, DC. After first serving with the Monroe Louisiana Police Department, he joined the Shreveport Louisiana Police Department working briefly as a patrol officer before becoming a general investigative detective and eventually serving as a highly effective chief of police.

After retiring in 2003, Roberts began a new career in real estate. When he started hearing about Realtors being attacked on the job, he grew passionate about educating them on crucial safety strategies. In 2012, he established Jim Roberts and Associates, a consulting and private investigations company through which he trains new and experienced Realtors on real estate safety, self-defense techniques, and firearm use.

Married for thirty-nine years, Roberts has two children and five grandchildren.

By suzanne mirabal Jim's concern for real estate safety is overwhelmingly apparent in his book, The Real Estate Safety Guide, Surviving in Real Estate. I must point out, from someone who is not in the real estate industry, that I, too, find the information within most informative and helpful on several levels. The general information about criminals is a real eye-opener to me, realizing that anybody (possibly someone we know) can be a criminal, being aware that most criminals have a plan, and that they will do whatever it takes to carry that plan through without getting caught. In my opinion, Jim's tips for real estate agents while on the job and even in the office can also be applied to all of us in every walk of our lives. We all need to pay attention to our safety when we meet new clients (neighbors or people), observing any particulars about them. In Jim's book you will find detailed information for protecting ourselves and our personal information, knowing our turf (neighbors and neighborhood), and even staying safe in our office space. The chapter on Self Defense includes valuable information such as how to recognize weapons, and the use of weapons, and their legality. And Jim finishes up with necessary information for us if we should actually fall prey to an attacker; tips such as what to report to first responders; to remember that you are the victim, not the suspect; what to expect from the investigative process; and what you can to do to aid in the investigation. Jim's many years of law enforcement experience obviously contributed to the writing and publishing of this book. I believe his book is well written, and obviously written out of his concern for others. Those of you in the Real Estate Industry are fortunate to have Jim Roberts in your wide circle of associates. And those of us who are not in that circle, are also lucky to be able to benefit from his Real Estate Safety Guide Book. Read Jim's book. Learn how to protect yourself. And do not become a victim!

By Sue Ann Roush Jim Robert's contribution to Realtor Safety is authentic, reliable, experienced-hands-on detailed in his book "The Real Estate Safety Guide." How many times have I as a Dallas Realtor needed a book like this! We find ourselves in compromising situations and think, "oh, nothing's going to happen" or "that couldn't happen to me!" In reading Jim's book you can identify with the scenarios, predict the outcome and therefore prevent any adverse circumstance if you will only take the time to read from an experienced Chief of Police who gives practical and valuable instruction to stay safe while practicing the profession you love! That's a mouthful so go back and read it again! Jim is one of us - a licensed Realtor who knows what he is talking about! I recommend this book to every Realtor as a must read in Real Estate 101. Thanks Jim! We all owe you big time!

Jim Robert's knowledge and personal experience in the Law Enforcement field is applied very well to anyone that deals with individuals they do not know personally before meeting with them. There is so much good in this book I felt it a great gift to all my real estate friends and sales professionals who work in the public eye. Congratulations Chief Roberts on a well accomplished mission.

A Path-Breaking Contribution to the Study of Economic Security By Tim Smeeding A Fragile Balance is an amazingly important and path-breaking contribution to the study of economic insecurity. The lives of the poor and even some middle class households are dominated by the need to make ends meet when outflows (bills, necessary consumption) exceed resources (income, savings, borrowing limits). Indeed the payday loans industry is built around providing an expensive answer to this problem. Whole communities and extended families are sometimes built around finding ways to generate liquidity when unexpected needs beyond their own reach occur.David Shipler’s moving stories about those living on the edge (The Working Poor: Invisible in America, 2005) vividly portrayed the lives of stressed out families where the margins between current living standards and resources were so tight that even minor setbacks could cause devastating chain reactions. For example, an unaffordable car repair occurs so that a worker can’t earn money to meet needs. This leads to job loss, failure to pay rent and a downward spiral that leaves a family in ruins. But while Shipler describes the problem, Collins and co-authors go beyond and help find solutions that work in such situations.The book provides evidence-based strategies to promote emergency savings, especially among underserved households. It is about how household financial management and access to financial assets, loans, transactional accounts and other products can serve to support families in their goals to be financially secure. Each contribution focuses on a different innovative financial product or service that helps make ends meet. Of course, not every solution can work for all people. There is no “magic bullet” solution here, but there is an opportunity to better understand how programs that might help balance the books can and do operate.The goal in the end is to generate workable solutions to provide financial access and encourage asset building among low-income households. The contributors are all seasoned veterans in evaluating programs that offer insights into the role of emergency savings and mechanisms to facilitate savings behaviors. Some strategies work, others fail; but each chapter raises critical questions of the scale, institutional capacity, sustainability, accessibility, and effectiveness of existing or pilot programs. There are insights from behavioral economics and psychology on how to generate savings. There is a condemnation of the ways in which “upside down” tax policy helps the well to do and not those living on the edge. There are chapters on how different methods of benefit provision might increase savings and liquidity at low cost. Also you will find chapters on debt management, financial literacy and new methods employing SmartSave cards to incentivize savings. Collins and Tom Shapiro end the book with a short but important list of key themes for researchers and practitioners.In the end, financial security is the accumulation of hundreds of smaller decisions over the course of weeks, months and years, combined with both predictable and unpredictable shocks—positive (windfall from tax refund) and negative (need for major house or car repair, unforeseen job loss). Financial products and financial literary approaches are tools that can aid in financial decision making. Innovative programs and services, if well designed and targeted, have the potential to help people make choices that are consistent with their personal financial goals. Financial well-being may be a subjective notion that is driven as much by income and expense volatility, or perceptions of volatility, rather than absolute levels of income, consumption or wealth. Time and again, this book suggests methods and practices for stabilizing budgets, incomes, and expenses for highly stressed, low-income families living on the edge between solid financial ground and a steep financial precipice.This volume helps guide the way forward and as such is indispensable for researchers and practitioners trying to help struggling families to help themselves through times of financial adversity.

About the Author Tim Wright is a native of the Finger Lakes, N.Y.  A Ph.D. in Geography he recently returned to his Ithaca/Cornell roots from 41 years in Hawaii to set up his permanent residence.  He retired from a career in Asia-Pacific geostrategy at U.S. Pacific Command in Honolulu, and private consulting.  His earlier scientific research took him around the global tropics on shark zoo-geographic studies, and leading land and sea expeditions in Southeast Asia.  Hawaii and SW Gulf coast of Florida are his frequent travel destinations. He has a collection of poems, and a novel about Americans in Asia in the works.  He commanded a Coast Guard Loran-A Station on the South China Sea on active duty in the 70's. He and Sandy Brodie were fellow USCG Guard Reserve officer in Hawaii over many years and collaborated on projects in several fields.  He is proudest of his children: Cameron, Amber, Garret and Gavin who are all launched on creative and unique careers. A. C. Sandy Brodie, born and raised in Hawaii, has a University of Washington B.A. in Liberal Arts specializing in cartography (map design). His multi-faceted career included marine construction and dredging and building 26 foot fishing boats.  He logged 28 years business ownership in retail motorcycle and power equipment sales, and worked in a successful family tire business.  His 31 years in the Coast Guard Reserve included command of all Pacific reservists.  He pioneered anti-terrorism/security training, retired as a Captain (O-6) and served as a director of the Coast Guard Foundation.  He co-founded the Hawaii Motorcycle Dealer's Association and was director and treasurer of a Kauai non-profit community radio station where he also served as a newscaster and talk show moderator.  He and wife Lynn own/operate a tree farm on Kauai raising native species such as koa.  Their children, Alex, Peter and Kimmee are all in successful careers. He rebuilds Caterpillar tractors and surf his Hanalei Bay home break, "The Bowl".

2 of 2 people found the following review helpful. Reference Book for All By David This outstanding guide answers basic questions about virtually everything that determines our quality of life. The answers are lucid, concise,and are either self-contained or serve as a conduit to where you should go next. I love the index system whereby they send you to a specific numbered paragraph ( the text contains chapters with uninterrupted numbered paragraphs, 1-752) and you quickly find the topic. When it goes to a second edition, I hope they change the subtitle to include all ages -- there's much more here for those of us who have long left the teenage years.

Buy this book for yourself - but you'll find yourself wanting to share it By Belinda Berra At first I thought, what a great graduation gift for someone heading off to college. But after ordering the book and reading it, I realized that this is an important book to give a child in their early teens. As a parent, I knew the importance of teaching our children the most basic things about how to manage a bank account, how to save a bit of the money they earned from the time they were young. I'll never forget my father's words at end of life when he said "if only I had saved 10% from each cent I earned, I would have had so much money to leave you" and he told us to "pay ourselves first". This book teaches way more than that. It is comprehensive and addresses every topic in detail. This isn't a book that you can sit and read as you would a novel. What this book is: A brilliant reference book that answers just about any question one might have about anything that is related to money or can affect your cash flow and savings. It's a book to thumb through, stopping along the way at subjects you know little about right at that moment. You'll find that throughout the years, this will be the "go to" book as you prepare to make a major purchase or need to figure out how to invest money you've saved. This isn't just for teens or grads, this is a valuable book for us "grown" folks that can benefit from some financial wisdom. What I appreciate most is that the authors aren't claiming to be the experts in everything financial, however, they do advise one how to seek out guidance - who to ask, how to find answers (For example, seek out that loved uncle that lives in the much bigger house, drives a brand new car, and travels to exotic places as he may have figured something out that your parents didn't). We have a large population of adults that didn't learn these things from their own parents, or came from households where no one ever got ahead perhaps from simple financial mistakes that could have been avoided. Buy this book for yourself and you'll find yourself buying this book for everyone that you care about - your kids, your friends, your grandchildren, perhaps even your parents.

Ounce for ounce, this encyclopedic guide to financial success is one of the best investments a parent could make in their child's future. Written in accessible reader-friendly language, the book addresses every aspect of money one could imagine, saving, investing, budgeting--and protecting--one's economic well being. But the book goes beyond how to just be "cents smart" to offer advice about life choices that can have a ripple effect on personal and financial freedom (e.g., stay away from bad people). Values like citizenship, personal responsibility, organization, honesty, and the need for clear-headed thinking are presented, not like a lecture, but as the kind of counseling one might get from an older relative or friend. For those in a hurry to get to some of the gems of advice in this book there is a six-page laundry list of practices to wisely follow from the beginning to the end of adulthood. The rest of the book expounds on every one of these areas in comprehensive detail making it an invaluable resource that young adults--and their parents--will want to consult for years to come. I was looking for a good starter book which would simplify the process. I was not sure if it is the best but at the price, it delivers more than enough value. The book describes some techniques for doing all the basic premise on goal setting. This is valuable, and in addition, it is a quick read. The book is clearly an introduction but with that said, the book itself does not contain much self-promotion. If you're ready to get clear about what you want in life, and then actually get it, this is the book you've been looking for. I know a thing or two about setting and achieving goals however, this book took my current knowledge to a whole new level by illustrating exactly how it operates.

By Claudia This book is a revolution book for the people like me who are not aware of their goal setting and organized life. After reading this book I realize that I need a lot of help with my goal setting. I never catch my life goals, what I want, what I get and what I am running for? But this book helped me a lot in knowing and achieving my goals. The author picked a great idea and provides structure around goals and delivers us a message to us by using a character “Tom”. I find this book a great guide by using my specific skills to utilize the maximum efficiency and effectiveness. When I started reading this book I just feel myself so much into the story and it was fun and interesting reading this book. I find it so helpful in setting my life goals and to stick with them.

I have been trading stocks since I was in college –at least a decade or so. One of the things that you often hear about investing is to only invest in what you know. Well, for all this time, I have never traded in options because I have never been able to get my head around them. Now that I have read this book, options trading finally clicked with me. Not only do I know get the power and opportunities that options trading provides, but I also now understand. This book is a great guide and I recommend it for those looking to explore the world of option trading.

It is set on Kwannon in the Gettler system before the System States War. The planet is within a binary system and circles Gettler Beta, a G-class star. Gettler Alpha is a red giant star.The Kwannon natives are the only people known to have originated in a binary system. The natives know that the Hot Time comes every ninety years. They believe that their dead go to live within Gettler Alpha in the Always-Cool place.In this novel, Miles Gilbert was born on Kwannon. His mother was a biochemist. His father had been a news correspondent before becoming rich from trading in keffa-gum. Miles is the owner of Kwannon Planetwide News.Denis Maith is a Major General in the Federation Army. He commands a division and is the senior officer on the planet.Ramón Gonzales is a Brigadier General in the Federation Army. He commands a brigade within Maith's division.Foxx Travis is a Captain in the Federation Army. He is the aide of General Maith.Edith Shaw is a newcomer on Kwannon. Gonzales had suppressed the original swarming, but didn't have enough troops to occupy the whole planet. He has over a hundred shoonoon captives, but doesn't know what to do with them.Miles convinces Gonzales to send the shoonoon to the News building in Bluelake. Miles is going to try to convince them to put down the swarming. Troopers set up a floor for the shoonoon. By the time they were delivered, he had a hundred and eighty-four natives.Edith was assigned the task of observing Miles and the shoonoons. Foxx was the envoy for General Maith. Miles started the conversation by asking whether the shoonoon trusted him. After they agreed that they all trusted him, he asked who was the oldest shoonoon in the group.When they select one as the oldest, Miles asked him how the world was created. Miles listened to the description of the making of the world and the suns. Then he told them the world was round. When they disagreed, he had them all loaded on a contragrav excursion craft to circle the planet.This tale compares the efforts of the liberal government and the practical military. Then Miles uses the natives' own terms to explain new ideas. He shows them the basic facts rather than just telling them things about human science.Miles communicates much better than the government. This story is also available in the Kindle edition Federation and Empire.This story illustrates the problems of colonial administrations. The Kwannon government seems much like the French colonial governments. OTOH, Uller Uprising obviously was based on the Sepoy Mutiny in India.Highly recommended for Piper fans and for anyone else who enjoys tales of colonial rebellions, creation myths, and a different approach. The core of the story is the actions taken by humans on the world of Kwanwoon when the natives start a religious revolt. The main character, Miles, resolves the situation with some unconventional thinking and actions.

It's good, well written and the premise is easily grasped and understood. As far as religion, politics, and colonization go, I thought Temple Trouble was a lot more fun, and Naudsonce more inventive.
